If you, or someone you know are going to be living on your own, or are vulnerable in some capacity, avoid.

It is with great sadness, and experience, that I advise anyone considering becoming a tenant of this housing association to reconsider, if possible. Unless you're living together, or as a family.

There is no tenancy agreement enforcement, zero. The best a person who raises serious concerns can expect, is a warning letter. The exact same warning letter they happily send, with unprofessionalism, to vulnerable tenants who did not receive the first attempt appointment letter, so they were not available on the day, simply due to postal error.

It is also important to note the same housing association also works off of a group method, meaning if it is you vs a group, you lose. And your concerns are simply ignored, even with evidence.

Expect to listen to antisocial behaviours daily, as well as more serious escalations. With these issues admitted by staff to be across the board, meaning most of their properties and areas. I strongly advise ear plugs, headphones etc. And don't expect an immediate response time, if any. You're on your own.

Despite having a clause in the tenancy agreement of supporting victims, there is none. Instead some staff are rude, and will lie about calling you back.

The only time this housing association will fulfil an obligation, is when they are the ones who could potentially face the consequences. Repairs are about the only thing that is taken seriously.

Edit: Unfortunately, I have raised concerns. And as a result much like another reviewer stated, I have had my "cards" marked, and as a direct result had my application to move denied, with a clause used that I simply cannot find in my tenancy agreement, as an assured tenant. Nor stated as such on the site itself. Nor on their site. They also failed to inform me that my evidence was not accepted, leaving me with only days left to appeal.

It seems it does not benefit to remind them of their agreements.

Absolute joke of a Housing Association. Incompetent staff with bad attitudes and rude, this goes for the majority of staff right up to the CEO. They don't follow their own policies and procedures and do not comply with their health and safety responsibilities, reports made over twelve months ago have still not been dealt with.
Services paid for are not received. Gateway services are not accessible to all tenants.
Their approach to dealing with anti-social behaviour is disgraceful, they protect the perpetrator and not the victim. Their leaflet on anti-social behaviour states that they take anti-social behaviour seriously, they certainly do not.
The housing officer for my area is devious, will lie to cover her own back and her attitude is totally disgraceful. She has no understanding of equality and diversity and only supports the tenants that she wants to support.
Gateway present themselves as the perfect housing association on their website and in their literature, yet in practice they fail considerably.

Had to give them one star as there is no option to give minus stars.

Very friendly staff in an immaculately clean environment. The agent who called me was succinct and professional. The gentleman on reception was very friendly and made me and my friend very welcome. The lady that completed my financial assessment was extremely kind and put me at ease.

Customer service is shocking, can't finished repairs to damage caused by smackhead neighbours, refuse to listen, ignore complaints, senior managers are full of false promises, don't care about the good tenants as long as their properties are filled...
Invest 10's millions in other eco projects but can't look after their tenants and other properties.

Update: threatened with legal action after putting a complaint in regarding incomplete work and incompetence!!

Nice to walk in to gate way and to be treated like a human from front desk the new man asif is very polite and treating me like a human even asked if I want a tea and coffee and asked if. I was ok for time and was sorry for the delay gateway please keep asif on front desk and give him a pay rise

Was stuck in a mould ridden house for 5 years, causing my sons health to deteriorate dramatically, a device was installed 2 days before we moved into our new home. We arrived at the new house after signing all documents. The house was filthy checks hadn't been done correctly issues with both toilets, doors, boiler, the utility floor was thick with dog feces and urine. The front and back gardens where full of the previous tenants rubbish including dead rats! Gateway refused to move the rubbish unless we payed them £80. Which if it was our own rubbish I wouldn't be bothered but it wasn't. Window latches didn't work in the children's bedroom, however I could not lock them as I wasn't provided with a key to do so. It took 3 weeks for them to be fixed. The front door would not lock thankfully that was done on an emergency the fitter was amazing very friendly, which the call handlers where not at all. All in all yes it's great they offer homes to those in need with a very reasonable rental price. But you sure don't get what you pay for!
